What is a Wholesale Property?

  Wholesale properties, meaning properties that are priced WELL below retail, are deals that have been purchased or “tied up” and are available for purchase.  Many of these properties sell very quickly so you may want to check this area of our website with some urgency if you are indeed in the market for a wholesale deal.

Whether you're a beginning investor or seasoned professional, you probably realize the most important factor determining your success is your ability to find deals quickly. That is precisely where a wholesaler can be of great of value to your investing business. A wholesale property is typically a piece of property that has either been purchased (secured) from a seller during a time of distress or a property that is in need of repairs. Those properties that are located from sellers in distress are usually located through extensive marketing efforts and are due to a variety of unfortunate circumstances to the seller; foreclosure,

bankruptcy, loss of a job, job transfer, death in the family, divorce etc. The properties that are in need of repair can range from minor cosmetics to full-blown renovations. In order for a wholesaler to sell these properties quickly, they are offered to investors at greatly discounted prices. These investors will in turn either rehab the properties and sell them at full retail market value or turn them into rental properties and hold out for bigger profits in the future.
 
Wholesale properties are not normally sold under conventional means due in part to the speed of the transactions and the various ways in which wholesalers purchase or secure the property with a contract for purchase. They either sell the contract (assignment of contract); transfer ownership rights (LLC or Land Trusts) or look for a same day resale (flip) on the property. In all cases whether the Wholesaler assigns his or her rights over or transfers the actual of ownership of the property, it is all done for a fee.

So, a wholesale deal basically means that someone got a great price on a property and is willing to pass that great deal onto another investor in a timely manner for a fee.
